hardwood floor refinishing

Hardwood Floor Refinishing

If you have an older home, you may already have hardwood floors. Also for some lucky people who decide to rip up the old carpet during a remodel, they find beautiful hardwood floors that have been covered for decades. What can you do to breathe new life in to existing wood floors? To bring them back to their original condition and luster? Hardwood floor refinishing and recoating is a great option if the existing floors are in decent condition.

What is hardwood floor recoating?

  • to add protective layer over the existing finish of the wood floor

What is hardwood floor refinishing?

  • to sand the wood floor to remove the existing finish and floors are bare
  • apply protective layer to bare wood

What factors are involved when determining costs?

  • can the existing floors be recoated
  • will the existing floors need to be refinished
  • square footage of areas to be recoated or refinished
  • current condition of the wood floors
  • type of wood flooring and if it is a specialty type of wood that requires extra steps or a certain type of coating
  • difficulty of removing the existing finish
  • type of finish or coating to be used and how much will be needed
  • are their any wood stairs that need to be recoated or refinished
  • will any flooring need to be removed or repaired
  • are their any obstructions or items that will need to be removed

What may be involved in the recoating or refinishing process?

  • buffing the existing wood floor by using a clog-resistant sanding disk to remove the existing finish without damaging the wood
  • sanding the wood floor
  • applying the appropriate coatings to the existing wood floor

If you have questions about your existing hardwood floors, if they need to be repaired, if they can be recoated or refinished, or if they just need to be replaced, need an installation estimate, or want to schedule a design consultation, give us a call or send us an email: Contact Us!

custom kitchen cabinets

Kitchen Cabinets-So Many Choices! What is the Difference??

Kitchen Cabinets – So Many Choices! What is the Difference??

The right kitchen cabinets can make your kitchen a room you love, and the wrong kitchen cabinets can make your kitchen the most hated room in your home.  They can be a conversation piece for showcasing your unique style, or they can be a huge mess that stick out like a sore thumb.  If you love to cook and the kitchen is the heart of your home, the functionality of your cabinets helps maintain your organization when creating meals for friends and family.

If you are looking to replace your cabinets or add new cabinets, there are tons of different options to choose from.  How do you narrow down the selection or even know where to start?

Here is some information with links to get you started:

Types of Cabinets –

There are three main types of cabinets:

  1. In-Stock Cabinets – these are cabinets that you can find in any home improvement store.  They are pre-made from standard sizes, colors, and styles.  As long as the size fits your measurements, make your selection from the available cabinets and you can have the cabinets in hours or days depending on stock and delivery options.  Since they are pre-made from stock templates and styles, there are usually very few options regarding design and construction materials.  In-stock cabinets are typically more basic and only available for certain measurements.  This means if you need an odd size, it may not be offered and cabinets will need to be modified (this could change the functionality and look of the cabinet).  In-Stock cabinets are usually the best option for tight budgets and tight timelines.   https://www.homedepot.com/c/kitchen_cabinet_collection_by_colors
  2. Semi-Custom Cabinets – these are stock cabinets that do allow some customizing options with regard to style and measurements.  Because of the customizing options, they are usually more expensive that standard in-stock cabinets.  Depending on the customization involved, there are usually longer lead times for delivery and a flexible installation schedule is recommended.
  3. Custom Cabinets – these are usually the most expensive cabinets.  With unlimited style options, material options, and any size you need, the only restriction is your budget.  To get started, a meeting is usually set with a designer, cabinet maker and contractor.  During this meeting, measurements are taken and the design is discussed.  All parties involved decide on style and material choices.  Preliminary drawings are provided and many revisions can be drawn before final approval.  Once the cabinet maker will begin building the cabinets.  These cabinets usually have the longest lead time since they are completely custom and many times require ordering custom materials (which also can have long delivery times).  It is best to have a very loose installation schedule for custom cabinets.

central vacuum

What is a Central Vacuum?

what is a central vacuum?

Most people are familiar with the standard vacuum that is standing in a closet, but how many people are familiar with the built-in central vacuum system that has been in homes since the 19th century?

Central vacuums are a great addition for homes with stairs and larger homes.  Instead of having to carry a vacuum up stairs and across large areas, a central vacuum collection canister is installed in a garage or laundry room.  Depending on the type of unit, the collection canister may need to be installed against an exterior wall in order to install an exterior vent for dirt and dust, similar to an exhaust fan or clothes dryer.  After selecting where they will be placed and in which rooms, hose outlets are installed and pipes are run from the outlets to the collection canister.  Homeowners can choose to have the vacuum hoses attached to the outlets and hidden, or detached to be used when needed.

When deciding on which central vacuum to purchase, there are other costs that homeowners need to consider:

  • drywall and painting repair costs after installing the collection canister
  • if choosing a central vacuum that needs to be vented, material and repair costs depending on where vented
  • drywall, trim, molding, and painting repair costs after installing outlets
  • piping costs to connect outlets to collection canister
  • cabinet options and costs to hide permanently attached hoses
  • additional electrical wiring that may be needed

If you are interested in more information on different brands of central vacuums, here is a review of several:

Top 7 Best Central Vacuums

Unlike a standard vacuum, you cannot put the vacuum in your car and take it to a vacuum repair store when there is a problem.  A home visit will be needed by a contractor with central vacuum experience to diagnose the problem.  Some issues that may arise that could require a contractor and replacement items:

  • replacement of vacuum bag
  • muffler installation for a loud vacuum
  • vacuum motor replacement
  • replacement hoses
  • reduced vacuum suction
  • vacuum not functioning properly or not at all
  • clogged pipes
